Structural Warranty:Period is 8 Years from Municipality Final Inspection. Warranty Limitations Any warranty provided by Carolina Bays is understood to be a labor warranty only. Product failures are warranted by the product provider. In the event of a product failure, Carolina Bays will give the customer a quote to replace the item prior to doing the work. Upon acceptance of the quote by Carolina Bays, the work will be scheduled. Warranty requests that are workmanship related and within the warranty period will be handled by Carolina Bays. Structural Warranty is meant to include structural issues related to: load-bearing walls, roof framing, columns and floor systems, concrete foundations and masonry support. Items that are not warranty items (either non-workmanship or not in the warranty period) will be handled on a service charge basis at a pre-agreed amount with the customer. Homeowner’s maintenance items are not covered under warranty. Here are some common homeowner’s maintenance items: Caulking – Caulking will eventually need to be reapplied. It is recommended that the homeowner inspect their room regularly after the first year to see if re-caulking or additional caulking is needed. Exterior porches are largely reliant on caulking for water sealing and should be regularly maintained. Concrete – Concrete can crack despite using the best industry standards. Concrete cracking is not warranted unless it reaches 1/4” in thickness. Concrete cures over a long period of time and discoloration is not warranted. In the event of cracking the homeowner should take steps to patch the crack as required. Glass breakage or vinyl or screen tears – Glass breakage is not warranted. If broken, a replacement sash can be given for an extra cost. 4 track vinyl or screen tearing are not warranted. Discoloration from fading – Vinyl siding, wall panels and other are not warranted for fading unless covered specifically by the manufacturer. In that event of manufacturer warranty, the product could be replaced for an additional labor charge. Tile floors – may crack due to many conditions including sub surface disturbance. Cracked tiles are not warranted for this reason. Termite control – your existing house has a termite control program. Unless expressly added, you, the Homeowner should be sure to add your addition or other construction (as applicable) to your existing house’s coverage.
